The business is located in a highly visible, easily accessible, morning side of a heavily traveled Boise arterial. The store is an approximate 325 sq. ft. freestanding pad site modular building that is heated, air conditioned, connected to City sewer and water and has a restroom. The building is mounted to a foundation and includes curbs and sidewalks. Exposure for the business is enhanced by illuminated awnings. The value of the building is included in the purchase price. The building is located in a shopping center with a current month to month land lease. The landlord has indicated a willingness to extend the land lease term. The business is currently branded to a well known regional coffee company. The company is selling this location because it no longer fits the model of a typical facility for the company.
Included in the assets of the business to be sold is a water filtration system to help ensure optimal quality of coffee products. The espresso machine is a La Marzocco FB70 semi automatic three group machine. This manufacturer is well known for the quality of its equipment. Also included is an industrial quality Swift grinder. The business has been in its current location for approximately six years. The sellers have owned the location for four years. The location employs a manager and two part-time employees.
