LOCATION
The public house/restaurant is conveniently located in a large village on the banks of the Oxford canal in North Warwickshire. It is situated on the main road and is highly visible to all.
The village itself is close to two major industrialised towns of note, which is a major aid to promoting the nine en-suite bedrooms. Both towns have major rail links to the capital and can be accessed via both the M1 and M6 motorways.
The area is also served by two airports, one major and one minor. Needless to say that much trade is derived by the canal upon which the pub stands.
THE BUSINESS:
Advent Business Sales are pleased to offer to the market this extremely well established public house/restaurant who’s history does back to the mid 1800’s, trading success is without doubt.
The current vendor has been in ownership for one year, during which time much refurbishment has taken place.
The owner is reluctantly selling due to the fact of owning a second pub and family reasons, which are now pressing.
The pub is both an excellent local with Northampton skittle team, pool team, two darts teams with associated football team and golf society and also a very handsome 62 cover restaurant, part of which is housed in a beautiful conservatory (we have been informed by the vendor that this can be extended to 75 covers if needed).
Beer consumption is 300 barrels per annum and wet to dry sales split is approximately 70/30%.

Spring, Summer and Autumn brings in many customers from the canal and it has been known for barges to have been tied up 2 abreast to get to the pub.
