Business Summary:
LOCATION
Our client’s membership club is conveniently located in the centre of a beautiful mid Lincolnshire village on the A158 from Lincoln to Skegness Road.
It occupies a prominent position on the market square and is surrounded by other complimentary businesses such as a café, off licence, convenience store/newsagent, butcher, hairdressers and estate agents.
The village is at present growing and therefore increasing the possibility for additional members.
Although the club has its own car park, there is also a large public car park on the market square opposite.
THE BUSINESS:
Advent Business Sales are pleased to offer to the market this comfortable membership club, whose origins go back to the 1700’s with many successful trading years.
The current vendor has been in ownership for the past 5 years and is reluctantly selling due to health reasons.
The club is 100% wet sales but used to also offer a selected menu out of the still existing commercial kitchen at the rear of the building prior to its owner’s health problems arising.
In 2008 the membership stood at 300, the owners are striving to increase this to 500 this year.
Early doors see a minimum of 204 members at the club, a further positive note is that turnover for January 2009 was definitely up on 2008.
The club offers both pool and darts and has a regular darts team that plays on Wednesday evenings, as well as this the club has a golf society and an affiliated football team.
The club has a very relaxed, comfortable atmosphere conducive to convivial conversation and is very well fitted out and equipped.
The club has a good turnover, which is now back on an increase with family help, is increasing its membership , has healthy gross profits which again with turnover could increase markedly with re-introduction of good bar food. Definitely a family business, which is where its strength going forward lies.

BUSINESS PREMISES:
The building is an end of row, three storey semi detached property dating back to the 1700’s and briefly consisting:
Ground Floor
• Main building is double fronted with an entrance/porch in the centre. This opens up to a large bar either side with 2 bay windows at the front
• To the left is a separate small room which could be incorporated into the whole saloon bar area
• Gents w/c – ladies is at the other side of a large central bar
• At the back of saloon is the games room with dart board and pool table
• Large commercial kitchen with doorway to side of the building
• Behind bar is a stairway leading to first floor
First Floor
• Used as the residential area and consists: 3 double bedrooms, good sized sitting room, kitchen and bathroom
• Staircase leading to second floor
Second Floor
• The whole floor is contained by the roof line and is a mass of old beams and character flooring. The space is large and has a fantastic character of its own. This floor is in the shape of a ‘T’ with the long back arm going back to the rear of the building with the cross piece being the front of the building
• To the left we have a well proportioned room of approx 12ft x 12ft, second room approx 12ft x 24ft. The largest room is in the front approx 12ft x 30ft. A fourth room is also on this floor at approx 10ft x 10ft, which would make a possible single bedroom
It is up to the new owners to decide what they would do with this valuable space, one thought would be to make the top floor residential and use the middle floor for B & B.
External
• To the front of the building – paved to roadway
• There is a drive to the left which leads to a large car park with a substantial building in the middle, this is both garage and empty barrel/store room
• To side of car park is further land owned by the club which could be gardens for summer time
