Facilities / Terms of Lease:
Custom built 1,980 sq ft building with beautiful cedar and rock siding, tastefully landscaped, located on 2.2 acres on the intersection of the two major highways that run through town. The Building was custom built for the convenience store in the 1980's and has been upgraded and improved throughout it's life. The building has a full dry basement of 1,980 sq ft including separate, secure fireproof vaults with fireproof doors both upstairs and downstairs. The owners added a 400 sq ft block and cedar sided storage room to the back of the main building for additional inventory storage. The restrooms are small, but were updated in 2020 and present very well. The air conditioning was replaced in 2021 with an all new unit, propane boiler heat, updated LED lighting inside and out. In 2021, the security camera and security system were updated with new monitoring, digital recording and are connected to local law enforcement. The building is beautifully landscaped with a sprinkler system, concrete sidewalks, curbs and concrete under the canopy. The hand hewn shake roof does not leak and looks great. The building is on city water and sewer. The owners purchased a new outdoor ice machine in 2020. The kitchen was updated to commercial standards in 2022 with a three compartment sink, two food warmers, sonic steamer, and display warmer. The store currently offers Tony Gringo's Mexican Express Fast food with fresh burritos for breakfast and lunch. This store was branded, but the owners did not renew the branding agreement so the new Buyer can make their own decision whether to brand or not. Well maintained fuel farm with four 12,500 gallon fiberglass underground tanks. Recently tested with a clean bill of health. Ready to go. |

Potential
Growth/Expansion:
Great potential for growth. A new discovery of rare earth elements is in the final steps to permit mining operations. The plan is to haul the ore to a new processing facility in town and then haul the processed waste back to the mine to back-fill. Additionally, the product will be trucked to various distribution points. This new facility will bring increased business to the area. The town needs a car wash and this facility offers plenty of room and municipal water and sewer for a carwash. Several construction business and agriculture operators use red-dyed off-road diesel fuel. There is a good demand for off-road diesel in the area and the owners have discussed expanding the fuel farm to include a diesel tank for off-road diesel. |

Competition:
Currently, there is one other gas station in the area owned by the local CO-OP. The competition has a nice facility, but thus far it has not affected business volume or profitability. The competition is focused on bulk sales and delivery to the large ranches in the area. The local grocery store has two older dispensers that work intermittently. |
