Four insulated 320' long by 50' wide by 28' tall at the peak, 16,000 sq ft Behlen Curvet Storage Buildings on concrete knee walls with a center divider and overhead door. The buildings have 16' wide by 14' tall overhead doors on both ends, air handlers on both ends with two 15 hp fans on one end and humidicels connected to remote computer temperature and humidity controls all connected by full length air plenums which provide low cost temperature control for all four insulated storage buildings. Each storage building has a concrete trough in the floor (the flume) which is attached to a main water flume in the north connector hall or breezeway. The 10,800 sq ft breezeway was built to allow transportation of the stored goods to the processing facility without exposing the product to the elements. The Breezeway flume is attached to the water supply and was used to move potatoes with water to the sorting and grading building. The receiving room is 4,000 sq ft by 20' tall with twin 16' overhead doors and a thick concrete floor. The next room, the packaging area, is 9,000 sq ft by 20' tall and was used to sort and grade potatoes for shipping or cold storage. This main room also has a 720 sq ft employee break area, men's and women's rest room facilities, and a 720 sq ft managers and administrative office in the upstairs mezzanine. The final storage area is 7,000 sq ft refrigerated well insulated with a dropped ceiling for cold storage attached to a loading dock with two overhead doors and one small overhead door to move a forklift in and out. The entire facility is approximately 97,680 sq ft storage and processing facility. The facility has three phase electric service with 240 volt and 480 volt circuits wired throughout the facility to plug in and run electric conveyor belts and other handling or manufacturing equipment. The facility is built with 8" nominal thickness reinforced concrete floors all in very good condition.
Water is provided by a 910' deep well that is twice a deep as the average well in the area. The well was originally drilled by the State to map the water table and provides ample amounts of water. The building has a septic system with drain field to the north of the building.
The building is situated on approximately 60+ acres that includes a historic stream bed with documented quantities of gravel, water well sand, water well quality gravel and sand that has been analyzed for the use fracking. The property has a permit for mining the gravel and sand. The Union Pacific Rail Road main line runs beside the facility and there was a siding right to the boundary of the facility. The UP still owns the easement for the rail siding to the facility. The facility is located alongside Interstate I-80 and is next door to the local airport (82V). The facility has access on the neighboring property to a truck scale.
